1. Karsten Warranty
   • 10 Year Homeowners Protection Plan "1 & 10"
2. Siding
   • Hardipanel "Weather Board Siding" is a standard feature. Is is concrete fiberboard siding that will not sweat or mildew and is EASY to paint. It also has a 50-year warranty. Most use Cemplank, which has less warranty.
3. Floor Joists
   • 2X6, 16" o.c.
   • Transverse vs. Longitudinal System: Each joist is supported twice in its 14' length.
4. Ducts and Plumbing
   • Permanent, residential type, Metal Ducts with insulated crossovers.
   • Freeze resistant Flex Pex plumbing with Flair-It Fittings
   • Individual water shut-off valves at each plumbing fixture.
   • Set back plumbing under all Kitchen & Bath sinks for more storage.
5. Pest / Vapor Barrier
   • Visqueen sandwiched with nylon netting.
6. Hydraulic Floor Jig
   • A jig eliminates stress on new floors by lifting the home evenly during construction.
7. Decking
   • We use Cresdeck decking, which is stronger than plywood.
     It measures 8' X 13'4", not 4' X 8' sheets, which means less floor seams.
8. Floor Insulation
   • Blanket type insulation not blown insulation (which can fall out or shift should there be a tear in belly material or if you have to cut the belly to service, run wiring, plumbing, etc.).
9. Partition Walls
   • We use 1/2" sheetrock glued and screwed to the studs. (5/8" on ceilings.)
10. Exterior Walls
    • 2" X 6" lumber 16" o.c., hurricane straps, cripples under windows.
11. Marriage Walls
    • Plywood reinforced marriage walls.
12. Wiring
    • Copper wiring, protected by metal shields, tested two times. Metal shields protect wire from staples or nails eliminating possibilities of electric shortages.
13. Roofs
    • We are proud to say, "Our roof are engineered much stronger than the listed rating."
      We use four layers per section of ½" CDX Plywood 18" deep. This makes a true 4" X 18" laminated beam the entire length of the home when joined together.
    • We offer 30, 40, 60, 80, or 120-lb roof loads.
    • Shingles are Owens-Corning fiberglass with a 25 or 40-year warranty
    • There is an optional 4/12 or 6/12 pitch roof.
    • Standard 12" eaves on all 4 sides.
14. Ceilings
    • Blown-in insulation is treated to keep from moving during shipping.
    • We use 5/8" fire-rated sheetrock, screwed to trusses; board backer for lights, etc; knockdown finish.
    • Concealed Ridge Beam for spaciousness.
15. Paint / Tape and Texture
    • "Glidden Paint", rated as one of the best Long Lasting satin paints for interior and exterior.
    • Washable interior paint.
    • Sheetrock primered prior to painting.
    • ½" Sheetrock walls Tape and Textured throughout including closets.
16. Windows
    • Kinro, dual pane, white vinyl, low E, Thermal Insulated Glass with a 5-year warranty (most windows).

17. Exterior Passage Doors
    • All standard doors are 36" front and rear.
    • Doors are keyed alike.
18. Exterior End Walls
    • Seamless Endwall exterior close-up.
19. Cabinets
    • Drawer above door kitchen cabinet design. Fully White-lined overhead Cabinets. Check out the depth of our cabinets.
20. Interior Passage Doors
    • Wood Heavy Profile "painted" Door casing.
21. Ventilation
    • Room to Room Ceiling Ventilation.
    • Selective Roof Vent Placement.
22. 60" Tub and Showers
    • We use 60" tub and showers. We also have 36", 48" and 60" stall showers available.
23. Electrical Outlets
    • All electrical outlets are attached to studs, not free floating in the sheetrock.
24. Carpet and Linoleum
    • All carpet and linoleum is top quality and we have several colors and patterns to choose from.
25. Delivery of Your New Home
    • Set up and delivery, direct from the factory, to you're chosen spot is included in the base price of our homes within a 60 mile radius from Missoula.
